How it Works
Receiving a lump sum in lieu of the rental income is easier than you may think. TASC Infrastructure take a straightforward and confidential approach based around our easy to follow five stage process below
1. Contact Us
If you are interested in capitalising your future telecoms rent into a single lump sum payment now, contact one of our experienced consultants for an informal and confidential initial discussion.
Whether your site installation is ground based, rooftop, in-building or mounted on other structures, we would welcome the opportunity to have an entirely confidential conversation.
2. Site and Lease Evaluation
We will assign a case manager as a point of contact for you, who will co-ordinate our in house team while we evaluate the asset, taking into account location and proximity of other nearby sites and network operator plans.
The case manager will gather details about your site or sites including any documentation and letters relating to the site agreement and a copy of the latest agreement. During this process the case manager will keep you updated on progress.
3. Indicative Offer
Once we have fully assessed your asset and made the necessary enquiries, we will be in a position to make an indicative offer which at this stage is not binding on either party. We will contact you to discuss this offer before proceeding to making a firm offer and issuing Heads of Terms (HoTs).
The indicative offer is subject to contract and further legal due diligence, but it is a serious offer which, if we are able to substantiate the details of the site or sites in question, we will convert to a formal offer.
4. Formal Offer
If the indicative offer is of interest the case manager will work with you to collate all of the required information and progress the case to a point where we can make a firm offer by means of issuing a set of HoTs subject to contract. The HoTs will set out the details of our firm offer to you including the mechanism – freehold or leasehold, payment details and timescales.
When we issue the HoTs subject to contract we are committing to proceeding with the transaction, only when you sign the HoTs do you indicate your intention to proceed subject to contract. If you decide not to proceed you will not have any commitment to TASC Infrastructure.
5. Legal Completion
When we have reached agreement over our offer and signed the HoTs, we will instruct our solicitors to draw up the appropriate documentation to legally transfer the interest. When the legal agreement is signed, we will make contact with the site’s tenants, inform them of the changes and put in place the agreed procedures for managing the site.
Following handover, TASC Infrastructure will now manage the asset, leaving you with a secure lump sum payment while eliminating your risk of losing the rental income from the site which may occur due to consolidation within the telecoms industry.
